Australia’s property portals are still the shopfront. The back office is the fight.

Listings get the attention. The slower story is who owns inspection access, offer flow and the data sitting underneath a sale.

Most buyers still start on a portal. That is unlikely to change quickly, which is why every new model eventually has to decide how it appears next to a traditional listing — or whether it tries to route around the shopfront altogether.

The more consequential shift is quieter: calendars for self-guided access, structured offers, identity checks, document rooms, and AI tools that draft copy or summarise a contract. Those pieces determine whether “agentless” is a listing tactic or a different transaction.

Watch funding announcements, yes. Also watch who is licensed to do what, what state regulators do when inspections happen without an agent on site, and whether consumers can tell a marketing site from a transaction platform.

We will cover both the shopfront and the plumbing. The plumbing is where the industry actually changes.
