How property offers work in Australia

Private treaty, auctions, and platform-shaped offers — what is actually happening when someone “puts something in”.

7 September 2026 · listedgroup · 1 min read

An offer is not a vibe. It is usually a written statement of price and conditions, sitting inside state-based contract practice. How it is collected — email, portal form, auction bid, in-app button — does not change the fact that conveyancers still have to make it real.

Private treaty

The seller can accept, reject or counter. Transparency about other offers varies wildly. That variation is a consumer issue, not a style choice.

Auction

The theatre is public. The rules are not always obvious to first-timers. Online auctions add another layer of software between the bid and the fall of the hammer.

Platform offers

Some agentless tools structure the offer so conditions and price are harder to “lose in the WhatsApp thread”. That can be clearer. It can also be a funnel. Read the process, not the branding.
